To achieve this objective, SCM will provide a well-trained management team capable of delivering professional management, quality maintenance and customer service excellence. Our services cover management of the common areas and consultation services in the following areas:
Insurance:
- Advises on insurance provision for building, fire and other risks.
- Ensures appropriate premiums paid, and that the property is sufficiently covered.
Maintenance Management:
- Coordinating on property matters, building improvements and refurbishment.
- Commissions building and coordinates possession by purchasers.
- Keeps proper record of building related plans and maintenance records.
- Innovatively plans and implements prudent energy management programs.
- Provides systems for security and crisis management.
- Propose budget on maintenance and operation costs.
- Provisions of site staff and servicing contracts.
- Monitors and controls maintenance, housekeeping and service contractors.
Service Charges:
- Ensures that service charges are collected promptly.
- Generates periodic statement of accounts and follow-up on arrears.
Others:
- At the commencement of our management services, we will conduct a property inspection to verify the present condition of the building and defects. A report will be compiled and where defects are observed, recommendations will be made as to repairs or replacements.
- Liaising and working closely with owner’s representative or agents.
- The above services will be constantly evaluated and upgraded to exceed changes in building by-laws, requirements, innovations, market trends and customers’ tastes.

For the proper management of the property, the following teams need to be established:
Building Operations / Facilities Managements
The main objective of the team is to ensure quality execution of works by service providers for air-conditioning, lift, fire fighting system and other functions which includes :
- Control of operation costs by implementing industry proven energy conservation programs.
- Schedule for regular inspections and checks which includes all electrical, mechanical, civil and plumbing systems.
- Policy and procedural formulation for maintenance and housekeeping.
- Building maintenance, repair and enhancement programs and plans.
- Organizes and coordinates implementation of a balanced facilities management program.
Finance and Administration:
This section will provide the following functions :
- Attends to purchasers/residents complaints.
- Ensures compliance with covenants and house rules.
- Collects arrears and institutes legal proceedings when necessary.
- Collects service and maintenance charges and rental.
- Maintains and prepares complete sets of accounts and monthly statements.
- Pays staff salaries, bills etc.
- Prepares annual budgets together with the client.
- Provides personnel administration and training.
